To start the purchasing
process ,www.homes4you.it please complete the booking form
(attached to the email for your information) and send it back to us to reserve
a studio. After we’ve received the competed booking form, our administration
department will send you an invoice for the booking fee and detailed
information, how to proceed. I will be your contact person during and after the
purchasing process and I will make sure our client will receive great customer
service from us.
Our legal department will issue and send the contract pack with relevant
documents to sign (Purchase and Sale contract, Escrow agreement, Buy back
agreement and Condominium documents). Once our client receives the contracts, I
will be happy to clarify possible questions and help with the completion. After
the client has sent us the signed contracts back along with his passport copy and
proof of address (utility bill), the first stage payment + legal costs are due
to be paid to the escrow account.
Our escrow agent is the lawyer company Pearce & Durick, so the client’s funds will be paid
on Pearce & Durick escrow account for added security, and we only receive the funds when certain completion stages have been met
(please see the payment structure below).
The purchasing structure is following:
After the booking fee has been
paid, the purchasing price will be paid in into the escrow account and released
to Nord Dakota Developments in three stages:
Stage 1:
35% of $89,950 + legal cost $31,482.50 + $4,800 - paid upon signing/returning Contracts
Stage 2:
35% of $89,950 - $31,482.50 - when modular blocks are made and ready to be shipped to site
Stage 3:
30% of $89,950 - $26,985 - on
completion, when the Hotel is ready for occupation
Once the payments are received and the hotel is up and
running in the 3rd quarter 2015 a Title Deed will be issued to show
ownership of the studio signed by state of North Dakota. The rental
returns will be paid monthly, unless our client wants to receive them
quarterly.
The commission payments to our Affiliates have
the same structure.
Costs managing: do you mean the management fee? If so, our company NDD Property Management
provides all services associated with managing fully serviced hotels,
everything from tenants management and placement, maintenance and upkeep the
rooms and floors and so on. The management fee is included, to our clients will
not have to pay extra for it (please see attached our income & expenses
spread sheet for your information).
